Located in the Monte Vista Historic District at the corner of Ashby and McCullough avenues, Allen’s Flowers & Gifts had been a staple in the San Antonio community since the 1950s. Then, in 2021, local investment firm Headwall Investments acquired the already-vacant building and announced plans for an ambitious, multimillion-dollar renovation that would convert it to modern office space, while also preserving its historic features.

As a nod to the old flower shop, the new office property at 2101 McCullough Ave. was named The Allen. Currently in the final stages of its adaptive reuse renovation, it has reportedly attracted a lot of attention. According to statements made by Headwall President and CEO, George Wommack, to the San Antonio Business Journal, 80% of the property is already pre-leased.

New Midtown San Antonio office space for lease at The Allen includes The Studio and The Warehouse —  portions named after their historic use in the original 1920s layout of the property. These two creative workspaces were designed to meet the needs of small or growing businesses that are looking to set up one or two offices that they might grow into during their lease term. The creative office spaces also come with ample parking, centralized meeting rooms and on-site ownership as Headwall Investments will occupy about 25% of the property.

“Our mission with The Allen goes beyond real estate development,” Wommack said. “We are not just preserving history. We are creating a dynamic and sustainable future. This project is a testament to our commitment to the community and our dedication to innovation.”

Funding resources for the project included various government incentive programs to support sustainable development, such as the Federal and State Historical Rehabilitation Tax Credits; Property Assessed Clean Energy (PACE) financing; the Federal Solar Investment Tax Credit program; and City of San Antonio Historic Rehabilitation Property Tax & Permit Fee Abatements.

Project participants included Studio8 Architects, Pape-Dawson Engineers, Guido Construction, and Big Sun Solar. Development and leasing efforts for the new San Antonio office space at The Allen were led by a JLL team.
