Arden Group, through its Philadelphia-based national logistics real estate operating platform Arden Logistics Parks (ALP), has reportedly tapped Stream Realty Partners to lead leasing efforts at North Park 34. Stream Houston Senior Vice President, Boone Smith; Senior Associate Abraham Richardson; and Associate Meg Zschappel will serve as leasing agents with leasing support from analyst Jax Rawlinson.

Located on the northwest corner of the Beltway 8 and Hardy Toll Road intersection, the recently rebranded business park includes 865,000 square feet of Houston industrial space across 34 buildings.

Shortly after acquiring the property in November 2021, ALP began implementing institutional-quality capital upgrades to the building exteriors and tenant suites. The property repositioning reportedly resulted in the closing on more than 90 leases totaling 436,000 square feet of industrial and warehouse space in less than two years.

Upgrades included:

• a more traditional office/warehouse configuration
• exterior painting of all 34 buildings
• interior/exterior lighting package upgrades to energy-efficient LED fixtures
• installation of drought-tolerant landscaping to reduce water consumption
• full interior renovations to 21 vacant suites

Offering an abundance of space layouts and configurations — including suites available for immediate occupancy — North Park 34 provides tenants with expedited access to Interstate 45, Interstate 69, and George Bush Intercontinental Airport. Suite sizes range from 1,500 square feet to 40,000 square feet and include grade-level, semi-dock, and dock-high loading configurations.
