Atlanta-based real estate firm Seefried Industrial Properties and New York City-based real estate investment manager Clarion Partners recently announced the execution of a lease for more than half of the industrial space at Victor Hill Distribution Center. The tenant — which was unidentified but referred to as a privately owned international freight forwarder and logistics provider — is expected to commence the lease in September, following the completion of tenant improvements. The lease reportedly incorporates 99,716 square feet of South Carolina industrial space, which represents roughly 54% of the distribution center rentable capacity.

Seefried and Clarion were represented by Grice Hunt, Clay Williams, Alex Campbell, and Will Coker of NAI Earle Furman, while Ryan Koop and John Parker of Broadstreet Partners — along with Mason Marsteller and Tommy Hughes of Hughes Commercial — worked on behalf of the tenant in the lease transaction.

Strategically located within the Greenville-Spartanburg metropolitan area, the logistical site at 1117 Victor Hill Road boasts easy access to interstates 85 and 26, as well as close proximity to the Greenville-Spartanburg International Airport (less than four miles away). In addition to being within two hours of major metropolitan markets in Atlanta and Charlotte, N.C., the site also offers easy connections to both the Port of Charleston and the Port of Savannah. What’s more, regional proximity advantages also include downtown Greenville, S.C., (less than 18 miles away) and the BMW plant in Spartanburg, S.C. (less than three miles away).

Seefried broke ground on the distribution center in October 2021, and the speculatively built project was completed in August 2022. Incorporating a total of 185,250 square feet of class A Greer, S.C., industrial and warehouse space, Victor Hill Distribution Center offers the highest institutional standard design, including tilt-up concrete construction; dock-high and drive-in loading; 32-foot clear height; ESFR sprinkler systems; and LED lighting.

At the time of the announcement of lease, roughly 85,500 square feet of class A industrial space was still available for lease at Victor Hill Distribution Center.
