Real estate development, investment, and marketing firm Dynamic Star recently announced an important milestone in its redevelopment of the former Eagle Electric Manufacturing Company headquarters in Queens, N.Y.: The New York City Council unanimously approved the project applications for zoning map and text amendments, as well as a special permit to facilitate the construction of Opus Point.

Located at the foot of the Ed Koch Queensboro Bridge, Opus Point will rise 26 stories in the heart of Long Island City and offer a design that prioritizes the health and well-being of its tenants. What’s more, it will also provide much-needed community and public amenities, such as youth programming and cultural space for local not-for-profit arts organizations.

Working with building and systems design partners SLCE Architects, MG Engineering, MPFP Landscape Architects, Bespoke Masterpiece, LIVunLtd, and CBRE’s Energy and Sustainability Services, Dynamic Star plans to deliver 400,000 square feet of modern, flexible Queens office space. Situated at the base of the DOT’s proposed new Queensboro Bridge pedestrian path and surrounded by seven subway lines serving four stations, Opus Point boasts an optimal transit- and pedestrian-oriented location for today’s hybrid work environment.

With floorplates ranging from 8,250 to 33,650 square feet, the 390-foot-tall tower intends to accommodate a variety of tenant space needs. Meanwhile, the design features operable windows on select floors; enhanced filtration; UV air treatment; fresh air-based ventilation system; moisture and humidity management and control; as well as touchless building systems, including doors and elevators.

Additionally, office tenants here will have a choice of top-market amenities, including an 8,000-square-foot fitness center; a half-court basketball facility on the lower ground floor; a 14,000-square-foot rooftop garden surrounding a 6,000-square-foot indoor recreation space; and a 4,000-square-foot conference space and landscaped terrace on the top floor.

“Highlights of the retail tenant mix will include an incubator market located on the lower ground floor that will be targeted to local- and Queens-based chefs, artists, and craft-makers using percentage leases in lieu of traditional rents,” said Brad Zackson, Dynamic Star’s director of development. “The market space will be connected to an approximately 2,600-square-foot, public landscaped, fifth-floor terrace. A restaurant and bar with outdoor seating is also programmed for the roof. Larger retail tenants programmed for the lower and main ground floors will include an organic grocery store, restaurants, and café. A public exhibit dedicated to the Eagle Electric Manufacturing Company will be located adjacent to the lobby and a youth programming center — along with a 2,400-square-foot public community space located on the 23rd Street frontage — will round out the ground floor uses.”

The property is located at 23-10 Queens Plaza South and is expected to open for occupancy in Q2 2025. Marketing for commercial space at Opus Point will be taken on by a CBRE team led by Executive Vice President John Reinertsen and First Vice President Michael G. Lee.
