Conscience Bay Company (CBC) — an investment and management firm based in Boulder, Colo. —recently announced that its newest local project will be moving forward. The ground-up Boulder office project is dubbed Ridgeway Science & Tech and promises to deliver much-needed flexible office and lab space to the region’s growing life sciences and technology industries. Recent life sciences real estate reports ranked Boulder among the top 10 ascending life sciences markets in the U.S., which enhances the strategic significance of this development.

Recently approved by the City of Boulder, the project will be the first net-zero carbon, all-electric life sciences building and technology campus in Colorado. In addition to state-of-the-art lab spaces that meet Bio Safety Level 1, 2, and 3 requirements, Ridgeway Science & Tech will feature: an indoor bike room with electric bike charging stations; a wellness room; a meditation room; a game room and lounge; an on-site café; an outdoor gym; an on-site jogging path; 2,500 square feet of outdoor terraces and collaborative spaces; low-irrigation restorative landscaping; pollinator and food gardens; and electric charging stations.

Expected to break ground in 2024 and be completed in 2026, the ambitious project aims to earn the highest Environmental, Social, and Corporate Governance standards, including LEED Platinum, WELL Gold, Wired Score Gold, and Zero Energy Certifications. To that end, sustainability-minded features and systems that will be employed here include on-site geothermal exchange; on-site and off-site solar panels; and a highly insulated and airtight envelope.

Tenants at Ridgeway Science & Tech will enjoy convenient access to nearby bike trails, open spaces with mountain views, restaurants, and services. What’s more, the project’s location near RTD’s Boulder Junction Depot Square Station makes for an easy connection to public transit.
