Lee & Associates Completes Office Leasing at Brunswick Court in Old Pasadena
Commercial real estate services firm Lee & Associates recently announced that it had completed leasing of the office component at the recently revamped Brunswick Court in Old Town Pasadena, Calif. The new tenant signed on for 3,585 square feet of premium Pasadena office space. The lease includes the third-floor office space and the exclusive, 750-square-foot, rooftop deck.
Lee & Associates Pasadena Principal Jodi Shoemake represented the property owner in the lease negotiations, while Christopher Larimore and Vincent Molitor worked on behalf of the tenant, whose identity was not made available in the announcement.
“As an established company in the gaming technology industry, our client was already operating in Pasadena, but was extremely attracted to Brunswick’s Colorado Boulevard location, brand new construction, and rooftop deck — a rare amenity in Old Pasadena,” Larimore said.
Located at 32 W. Colorado Blvd., the historic, mixed-use building was originally completed in 1887 and now sits along Colorado Boulevard’s Rose Parade route in the heart of the Old Town Pasadena shopping and entertainment scene. The Old Pasadena historic district spans 22 blocks and is home to more than 300 businesses. Brunswick Court neighbors include Tiffany & Co.; Sephora; Madewell; Nike Store; and J.Crew. Other amenities in the area include 8,000 parking spaces in public garages that are located within walking distance.
Lee & Associates Pasadena also brokered the $10.6 million acquisition of the property by the Doheny Family Trust in 2019. The new owner subsequently embarked on a significant capital improvements program. Restoration and upgrade work at the property included a structural rebuild, a full restoration of the building’s exterior, and the addition of a rooftop amenity deck.
The property marketing team pre-leased the ground floor to serve as a new showroom for electric vehicle maker Lucid Motors at street level. The showroom space is slated to open in December of this year.
“We’re excited that upscale tenants like Lucid Motors want to be part of Brunswick Court,” said Owner Kurt Bierschenk of the Doheny Family Trust at the time of lease. “With neighbors like Tiffany & Co. and Apple, this will be a fantastic destination for shopping, working, and dining.”
The second floor had also been pre-leased to independent, Los Angeles-based game developer Hidden Variable Studio. Now, with the latest lease signed, the reimagined Brunswick Court has reached 100% occupancy.
