New York-based Empire State Realty Trust (ESRT) recently announced the execution of another lease at 1400 Broadway. Plant-based French prestige skincare company Clarins USA Inc. (Clarins) has signed on for a full-floor lease in the 37-story Garment District building.

Scott Weiss of Savills represented the tenant, while the property owner was represented by a team of Ryan Kass of ESRT, alongside Scott Klau, Erik Harris and Neil Rubin of Newmark.

According to statements released regarding the deal, Clarins will occupy roughly 15,100 square feet of the massive property, which occupies most of the Broadway block between 38th and 39th streets and incorporates nearly 920,000 square feet of midtown Manhattan office space. Its location along the improved Broadway Pedestrian Plaza ensures highly convenient access to everything from transportation to dining, lodging and entertainment.

“We have made the decision to relocate our New York headquarters office to 1400 Broadway to be in a more energy-efficient building that aligns with our corporate responsibility values,” said Lionel Uzan, president of Clarins North America. “We intend to design a modern and versatile work environment to reflect the new needs of a mobile and agile workforce to foster collaboration, creativity and social interactions, all in a more centrally located area.”

Clarins shares the tenant roster with Interpublic Group of Companies, Mott MacDonald, Fragomen, Burlington Coat Factory and Kohl’s. ESRT also recently announced an office lease expansion in which Signature Bank more than doubled its occupancy in the building to 280,182 square feet of office space across 10 full floors.

The property at 1400 Broadway was fully modernized through an upgrade program that included a newly designed lobby with new entrance doors and canopy; a new ceiling; new lighting; two new concierge desks with 24/7 security; turnstiles; and a tenant-only lounge. Key improvements to the building also included new elevators; renovated, air-conditioned public corridors and restrooms; new windows; and upgraded, building-wide systems, such as state-of-the-art electrical, plumbing and HVAC.

Like all other ESRT buildings, 1400 Broadway is also equipped with industry-leading energy efficiency and indoor environmental quality measures, which include active bipolar ionization and MERV 13 filters.
