The new lease momentum continues at 261 Fifth Ave., the landmark New York City building: Bold PR — a specialist in PR and media in the beauty industry — has leased 6,195 square feet of built-to-suit space at the Midtown office space. Additionally, Biologique Research, an upscale French skin care brand, has also renewed and expanded its lease, which now totals 6,290 square feet on the second floor of the art deco building.

Both firms signed five-year deals with Fiel Organization, the real estate investment firm and owner of the property since 2005. Greg Wang of JLL handled the move for Bold PR, while Barry Zeller of Cushman & Wakefield brokered the deal for Biolgique Recherche. Meanwhile, Director of Commercial Leasing, David Turio, represented Fiel.

The latest leases follow a string of other recent deals at the property, including the 3,429 square feet that Grasshopper Bancorp signed on for, as well as the 3,110 square feet that Fluerish NYC will take up within the property.

These new agreements come at the tail end of a six-year renovation effort in which Fiel invested $20 million in improvements at 261 Fifth Ave. Upgrades included a makeover of the art deco lobby, new retail storefronts and updated elevators, as well as refurbished common corridors and bathrooms. Notably, the improvements echo recent movements within NYC’s office scene, as real estate professionals have highlighted clients’ increasing flight to quality in recent months.

Built in the jazz age, the multi-colored, terra cotta and chrome building at 261 Fifth Ave. was designed by architect Ely Jacques Kahn, a New York native known for his fine eye for detail.

In the meantime, development in the neighborhood is ongoing: Just across the street, 262 Fifth Ave. — a 1,000-foot-tall skyscraper designed by Meganom with SLCE Architects as the executive architect and developed by Boris Kuzinez of Five Points Development — has begun its ascent.
