Texas-based Scarborough Lane Development and Partners Real Estate recently announced that they were co-developing what they estimated would be one of the largest master-planned industrial parks in the nation: Dubbed ”AXIS Logistics Park,” the development will span 2,000 acres on the site formerly known as the SMART Terminal in San Marcos, Texas.

According to statements released regarding the plans, 735 acres of the site are currently already zoned for industrial use. Upon completion, the master-planned industrial park will offer industry-leading distribution, manufacturing, and logistics solutions with access to utilities and regionally connected infrastructure.

Plus, the site’s strategic location halfway between Austin and San Antonio in the so-called Texas Triangle region offers direct access to Loop 110, as well as easy access to IH-35, Interstate 10, and SH-130. Moreover, close proximity to the Union Pacific Railway, the BNSF Railway, and the San Marcos Regional Airport add excellent rail and shipping component potential to the project, as well.

AXIS Logistics Park looks to offer Class A industrial space for lease- or build-to-suit tenants that will provide businesses with convenient transportation and logistics options. On-site amenities will include water and wastewater infrastructure and a 600-megawatt electrical substation with a 356-kilovolt transmission line adjacent to the site.

General manager for the project, Scarborough Lane Development, purchased the land. Partners Real Estate will exclusively spearhead marketing and leasing efforts for all speculative development and build-to-suit tenants, as well as potential rail and shipping users. John Colglazier, Gray Gilbert, Chris Haro, Kyle Kennan, and John Simons are Partners’ lead brokers for AXIS Logistics Park.

“In addition to being in a strategically ideal location to serve the Texas Triangle, AXIS Logistics Park is the obvious choice for logistics and shipping by national and international manufacturers,” Colglazier said. “Mexico is actively working to bring manufacturing back in their country, and they will fully utilize I-35 as their main corridor through Texas to other states nationwide. The site also lends itself to nearshoring for products coming back to Mexico from China.”
