The Delta is primarily an agricultural area which extends to Vicksburg, Mississippi on the South, to Memphis, Tennessee on the North and extends from the Mississippi River easterly approximately 50 miles. This homogeneous area of natural resources together with its economic, political, and social history separates itself from other areas of the state. There is little difference in the topography anywhere in the Delta. It is all one large alluvial valley, rich in nutrients and ideal for agricultural use. Leflore County has naturally developed principally as an agricultural area. It ranks among the top counties in the nation in both cotton production and total farm income. Excellent yields of soybeans and rice are produced along with wheat and feed grains. Greenwood, the county seat, is located at the intersection of U. S. Highway 82 and U. S. Highway 49. Other highways in the Greenwood area include Mississippi State Highway 7, which runs north off of Highway 82 into Grenada County. The nearest commercial airport is the Mid-Delta Regional Airport, approximately 52 miles west in Greenville, Mississippi. Railroads in Greenwood include the Columbus & Greenville & the Illinois Central. Greenwood’s nearest full service port is the Port of Greenwood, which is located on the Yazoo River Waterway. Greenwood is approximately 96 miles north of Jackson, Mississippi, the state capital and 130 miles south of Memphis, Tennessee. It is approximately 25 miles west of U. S. Interstate 55, which runs north and south through the entire length of the state of Mississippi. According to the Mississippi Development Authority, in 2000 Greenwood had a population of 18,425, but in 2010 it had decreased to 15,205. The 2000 population for Leflore County was 37,947, while in 2010 it had decreased to 32,317. These population decreased are common throughout the delta area. According to the local area Chamber of Commerce, the area around Greenwood has a labor force of approximately 56,000. Of this amount, 15,880 are in Leflore County. Greenwood has always been considered a hub of industrial activity. Its five largest manufacture employers are Viking Range, with 500 employees, Hartland Catfish Company, with 420 employees, America’s Catch, Inc., with 350 employees, the John Richard Company, with 350 employees, and J. J. Ferguson Sand & Gravel, Inc., with 350 employees. From our study of this area, we have concluded that Greenwood offers a very desirable industrial and commercial atmosphere. The subject’s immediate area consists primarily of Highway 82 West in central Greenwood. This general area is one block south of the Yazoo River and Greenwood-Leflore County Hospital, and ten blocks west of downtown Greenwood. Downtown Greenwood has seen some revitalization over the past ten years. Viking Industries has remodeled several buildings in the area. There are fewer vacant buildings in the area than in recent years, and property values have stabilized. This area is the Central Business District and is the oldest developed area of Greenwood. It consists of buildings approximately 100 years old, and uses including the Leflore County Courthouse, professional offices, restaurants, retail, and the Viking headquarters.
