Part of the Inland Empire, this 7,208 square mile, rectangular county spans from just east of Los Angeles County to the Arizona border. The fourth most populous California County, Riverside County has office space for rent in 28 incorporated cities as well as in unincorporated communities. Unemployment has dropped since that time, although it is still above both the state and national averages. Job growth is forecasted to continue, given momentum over nearly every industry sector except for farm and information. Construction, transportation, and wholesale industries are expected to have particularly strong growth. Average asking lease price is climbing, due to continued leasing activity, limited supply of new construction, and the market’s cautious optimism.

This vast area was the birthplace of California’s citrus industry. The University of California campus at Riverside had its roots from a research facility farmers lobbied for to help them create a better crop. Riverside County’s commercial real estate market has strengthened over the last few years, with positive absorption rates holding, especially in Class A structures. Speculative building prior to the recession caused a boom in supply, which currently translates into a leaser’s market, as firms can shop for the best space and the best deal available.
