Dallas-based commercial real estate developer Trammell Crow Company (TCC) recently announced the signing of a new lease at its Fulton Labs life sciences project in Chicago. The new tenant on the campus roster is biomaterials platform company Dimension Inx. It will occupy a 6,410-square-foot, science-ready lab suite in the Fulton Labs at West End building.

Located at 1375 W. Fulton, the property incorporates more than 300,000 square feet of life sciences and shared office space in the Chicago West Loop. Rising 14 stories, the building boasts 34,700-square-foot floor plates and includes about 13,000 square feet of retail space on the first floor. Amenities also include a fitness center, a roof deck, a café, bike locker facilities, and 115 spaces across two levels of covered parking.

TCC first offered its science-ready lab suites program at Fulton Labs just last year. The fully built-out, move-in ready private labs range from 3,000 to 7,000 square feet in size and provide advanced laboratory space that’s optimized for various uses in science, including: therapeutics, medical devices, diagnostics, food science, materials research, and more. Fulton Lab campus tenants benefit from some of the best life sciences amenities and infrastructure on the market, as well as a shared lab equipment room and flexible lease terms.

The Fulton Labs Campus also includes a second building — Fulton Labs at 400 N. Aberdeen, which was completed early last year and delivered nearly 424,000 square feet of new office space for life sciences in Chicago. Rising 16 stories above the northwest corner of North Aberdeen Street and West Kinzie Street, this property also incorporates 12,000 square feet of class A West Loop retail space on the ground floor; floor plates ranging from about 16,000 to roughly 34,000 square feet; above-standard ceiling heights; and a multi-level, covered parking structure offering 170 spaces.

With this lease, Dimension Inx will relocate its headquarters office and lab space from Illinois Tech’s University Technology Park. It will also maintain its second local footprint at the venture development engine Portal Innovations, which is located at 400 N. Aberdeen.

Dimension Inx shares the Fulton Labs tenant roster with fuel cell membrane technology innovator Celadyne Technologies; pharmaceutical companies Charles River Laboratories and Xeris Pharmaceuticals; biotechnology company Vanqua Bio; and medical device company Talis Biomedical.
