Dallas-based real estate investment firm OliveMill Holdings recently announced that it was beginning work on its ambitious renovation project on the North Central Expressway.
Located at 2801 North Central Expressway and known as the Richards Group headquarters, the building is one of the city’s most visible office high-rises when driving from the north into downtown Dallas, which makes tenant signage potential one of the best in the city. The property incorporates 550,000 square feet across 18 stories, including retail and class A central Dallas office space.
OliveMill co-founders Ryan McManigal, Chris Selbo, and Peter Yates kicked off their venture in 2021 with the acquisition of the Richards Group headquarters building. The deal was a partnership with Hunt Realty Investments and New York-based investor Angelo Gordon.
Built in 2015, the property was designed by architecture firm Perkins & Will. The vision of advertising agency Richards Group’s Founder, Stan Richards, the property is an open, highly transparent workspace. Notably, the most striking feature of the design is the three-story stairwell atrium that was used for the company’s long-standing tradition of stairwell meetings, whereby its more than 600 employees would gather for important announcements and introductions.
For the new phase in the life of the notable Dallas office property, OliveMill is rebranding the building as One West Village. Gensler was tapped to lead design for the renovation, which will include a refresh of the ground floor, bathrooms, lobby finishes and elevators. The project will also add locker rooms, a fitness center, a coffee shop, a tenant lounge, conference areas and outdoor patio space.
Work begins this month and is scheduled for completion by late summer yet this year.
“This renovation will reposition One West Village as a highly inviting office space as companies strive to attract their teams back to the office,” said McManigal. “The building is a great fit for professional services, finance, law firms, tech firms or other companies seeking to offer their teams modern office space in an amazingly walkable location.”
Located in the pedestrian-friendly and amenity-rich West Village neighborhood, the high rise is easily accessible via a nearby DART stop and the McKinney Avenue Trolley line. Within the building, there are eight floors of available office space boasting 30,000 square-foot floor plates and floor-to-ceiling glass offering impressive panoramic views of the Dallas skyline. The massive staircase will remain available for larger tenants occupying space on the upper floors and can also be utilized by smaller tenants taking a full floor or less.
OliveMill will be handling leasing and property management at One West Village.
