One of the largest suburbs of San Francisco, and located within the tech enclave of Silicon Valley, San Mateo, California is a prime rental area for those seeking office space. With a lower population, and much lower cost of living than its neighbor San Jose, San Mateo is suitable for those looking to relocate to and rent office space in the Valley, while also enjoying all the San Francisco Bay Area has to offer.

While San Jose, is technically the capital of Silicon Valley, San Mateo offers proximity, value, and a smaller, homier atmosphere. With an average office space rental price of $3.50 per square foot, office space in San Mateo is in line economically with other smaller suburbs of San Francisco.

San Mateo at a Glance

Originally a Spanish mission, San Mateo was founded as early as 1789 and was incorporated nearly one hundred years later in 1894. San Mateo has a mediterranean climate, with warm, dry summers, and mild damp winters. The city is protected from the volatile Pacific Ocean by by a mountain block from the Santa Cruz Mountains, but is also prone to the early morning and afternoon fog that plagues the Bay Area.

As of the 2010 census, San Mateo’s population was a little over 97,000 with a population density of approximately 6,000 people per square mile. While during its first two centuries San Mateo saw its economy mainly based on agriculture and its place as a postage and trade route, it’s economy today is centered on technology, healthcare, and finance.

Where to rent in San Mateo

Situated approximately halfway between San Francisco and San Jose, San Mateo is located perfectly for someone looking to rent in the Bay Area with ties to both the city, and Silicon Valley made easy by direct access to three major freeways, US 101, Route 280 and State Route 92. The city also has its own public transportation authority.

Generally, great places to rent office space in San Mateo fall within the downtown area and Bay Meadows. Downtown San Mateo is home to over 800 businesses, many of them housed in historic homes and buildings, as well as numerous parks and recreation areas and large and small office buildings. Bay Meadows, a former horse racing track is currently being redeveloped as a large mixed-use development that will house new residential units, office space, retail spaces, parks, and a town square. While completion is slated to occur in 2017, the development will bring much needed space to the city, and possibly drive down rental rates as more availability occurs.
