Part of the Inland Empire, this 7,208 square mile, rectangular county spans from just east of Los Angeles County to the Arizona border. The fourth most populous California County, Riverside County has office space for rent in 28 incorporated cities as well as in unincorporated communities. The largest cities in Riverside County with commercial space for rent include Riverside (pop. 287,820), Moreno Valley (pop. 174,565), Corona (pop. 144,661) and the twin cities of Murrieta (103,466) and Temecula (93,923). The Coachella Valley is included in Riverside County’s commercial rental market, with resort towns Palm Desert and Palm Springs providing additional locations to lease retail and office space. Major employers in the county include county government, March Air Reserve Base, retail, school districts, healthcare, and hospitality, especially in the resort towns.

Riverside County Economic Overview

The Inland Empire was hard-hit by the recession and resulting unemployment, but began to rally by the end of 2011. Unemployment has dropped since that time, although it is still above both the state and national averages. Job growth is forecasted to continue, given momentum over nearly every industry sector except for farm and information. Construction, transportation, and wholesale industries are expected to have particularly strong growth. Average asking lease price is climbing, due to continued leasing activity, limited supply of new construction, and the market’s cautious optimism.

Riverside County At A Glance

This vast area was the birthplace of California’s citrus industry. The University of California campus at Riverside had its roots from a research facility farmers lobbied for to help them create a better crop. Tourism is strong in Coachella Valley’s resort towns of Palm Desert and Palm Springs, which have also become retirement destinations. Transportation of goods is convenient for industry, as Riverside County lies along the Santa Fe Railway’s Chicago to Los Angeles corridor. In addition, commuting transportation options are outstanding, as many commuters to both San Diego and Greater Los Angeles live in Riverside County, and transportation hubs have grown up around these commuter needs.

Riverside County’s commercial real estate market has strengthened over the last few years, with positive absorption rates holding, especially in Class A structures. Speculative building prior to the recession caused a boom in supply, which currently translates into a leaser’s market, as firms can shop for the best space and the best deal available. Areas such as Riverside City, Corona, Temecula, Palm Springs, and Palm Desert have the most commercial office space offerings.
