The City of Vero Beach invites proposals from private developers or development teams interested in the redevelopment and subsequent operation known as the “Three Corners” and “Three Corners Project” (The “Site”). The three properties, a total site of 33.7 acres, are a highly visible location in the community with 1,300 feet of waterfront along the Indian River Lagoon, located at the intersection of 17th Street and Indian River Boulevard, at the foot of the Alma Lee Loy Bridge. The City is seeking a Proposer with significant experience in developing and operating hotel and resort amenities, with expertise in mixed-use developments that include retail, restaurants, waterfront activities, and public amenity space, individually or as part of a development team. The City is looking for a transformational team to match its vision of transforming the parcel of land from an industrial zone to a destination for citizens and tourists. 

The ideal project will develop a hotel, a waterfront village with various uses (retail, restaurants, plazas, music venues & recreation), public access open spaces, and a marina. The development will occur under a Master Development Agreement with the City, under which the land will be leased or subleased to the Developer and Opera tor (Lessee) through a long-term ground lease structure with the City. As the current owner of the property, the City seeks favorable terms to achieve its goal of having programs and facilities developed on the site that are self-sustaining economically and generate revenue for constant improvements to maintain a high level of quality. Moreover, the resulting project will transform the local economy and give local citizens and visitors a fundamental sense of place.
