With CBRE since 2007, Patrick specializes in commercial real estate transaction negotiation, portfolio administration/optimization and client-specific solutions with a special emphasis on creative, entertainment, new-media and studio related leasing and sales. Over the past three years, Patrick has completed over 100 lease and sale transactions valued at over $2.25 billion consisting of over 5.5 million square feet of real estate on behalf of landlords, tenants and investors. Patrick takes a systemic approach in representing his clients with a broad range of services alongside “best in class” analytics and research assuring no detail is overlooked. With a client first mentality, his goal is simple – amplify value and mitigate risk.

Representing landlords, Patrick has had the privilege of advising on many of Los Angeles’s most transformative transactions including the 285,000 square foot lease to Riot Games at the Element LA campus in West Los Angeles (the largest creative office lease ever signed in Southern California by dollar value), the 415,000 SF lease to Netflix at the Icon & CUE Buildings at Sunset Bronson Studios (the largest lease signed in the history of Hollywood), the 257,000 SF lease of The Ford Factory to Warner Music Group (the largest creative office lease ever signed in Downtown LA's Arts District by dollar value), along with a multitude of transactions for mid-size and boutique landlords.

On the tenant side, he has been trusted to advise large industry leading firms such as the LA Rams, Samsung, WPP Group, Universal Music Group and Canon. In addition, a large portion of Patrick’s business involves advising mid-size, multi-location and expanding companies. While Patrick works with clients nationwide, he focuses the majority of his business on the Westside, Hollywood, Downtown, South Bay and Tri-Cities markets of Los Angeles.

Patrick’s dedication to unparalleled customer service allows him to outperform the traditional brokerage model, particularly on time sensitive and high priority requirements. Prior to entering his current brokerage role, CBRE honored Patrick with its prestigious “Employee of the Year” award in both of his years when he was an analyst. Since joining the brokerage ranks, CBRE honored Patrick with its “Rookie of the Year” award, granted to the top producing first year salesperson annually. Additionally, Patrick is consistently honored as one of the top producing salespeople in the highly-competitive Los Angeles market. He was named one of CBRE’s Top 20 Office Agency Brokers for Greater Los Angeles and Orange Counties and is recognized as a Power Broker in the Los Angeles region by CoStar Group, the leading provider of commercial real estate information. The Los Angeles Business Journal, Los Angeles Times, Bloomberg and other distinguished media outlets frequently seek Patrick out for his insight on commercial real estate conditions and trends.
